Answering a defect list: what moves your grade

Acknowledge the list the day it arrives, fix in one pass with photos, and get fixes accepted first time. What counts and what doesn't.

Your grade comes from what you do with each homeowner's defect list. Here is what moves it.

When the list arrives

Acknowledge it the same day and give a fix-by date. You can reply on any defect, and print a checklist for each trade.

Fixing

Fix in one pass. In Upload fixes, drop a photo on each defect you fixed, then send them all at once. A defect left without a photo stays open.

Anything acknowledged and not fixed for 14 days shows as overdue.

What counts

  • How much you resolve. Serious work counts for more.
  • How fast. A fix within 4 days earns full marks, falling to nothing at 30 days.
  • Fixes that hold. The share the homeowner accepts the first time.

What doesn't count against you

  • A defect the homeowner settles privately with you.
  • Defects you raise and fix yourself.
  • Defects raised in the last 14 days before sign-off.
  • How many defects the homeowner raises.

When a fix comes back

A returned fix comes with the homeowner's note. Fix it again, or ask the homeowner whether they'd settle it privately.

Finishing

Request sign-off when the list is done. Only the homeowner can sign off.

Your grade updates overnight. Nothing can be bought, and nobody edits it by hand. The full method is on How grades work.

The per-project fee is the same for every firm, pilot or not. We approve every firm by hand, so you’ll hear from us by email.
